Tree Roots and Your Foundation, Sewer Line, and Driveway: What Is Actually Happening Underground

The tree next to the house is usually not the villain people think it is, and when it is, it is for reasons most homeowners have never heard. Roots do not break foundations by force. They dry out clay, and clay shrinks. They do not punch into sewer pipes. They find a joint that has been leaking since the Eisenhower administration and grow into it. In Livonia, where the median house was built in 1964 and roughly 57 percent of homes went up between 1950 and 1969, that combination — clay soil and old pipe — is the actual story. Here is how roots really grow, what they really do to a house, and when a tree needs to go versus when it just needs a plumber.

Roots Grow Like a Plate, Not a Mirror
The picture of a tree with roots as deep as the canopy is tall is wrong for nearly every species. University of Illinois Extension puts more than 90 percent of a tree's root mass in the top 18 inches of soil, with almost half in the top six inches. Colorado State's figures for clayey, compacted or wet soil — which describes a lot of Wayne and Oakland County — are 90 to 95 percent in the top twelve inches.
What roots lack in depth they make up in reach. In good soil a root system can spread two to three times the width of the canopy. In heavy clay it is smaller, closer to half the canopy width, because clay is hard to grow through and holds water near the surface. That is the trade-off in our area: roots do not spread as far, but they stay shallow, right where the sidewalks, the driveway, and the sewer lateral are.
What Roots Actually Do to a Foundation
The Morton Arboretum's position is blunt: roots are rarely the cause of foundation damage. Small roots may grow into existing cracks, but they cannot create mechanical damage in sound concrete. A review in the International Society of Arboriculture's journal reached the same conclusion — the force from a root thickening is small and damages only lightly loaded structures. A poured basement wall is not a lightly loaded structure.
The real mechanism is water. Much of Southeast Michigan sits on the lake-plain clays left behind by glacial lakes, in a strip along the east side of the state from the Ohio line up to Saginaw Bay. Clay swells when wet and shrinks when dry. In a hot, dry July, a large tree can pull enough water out of the soil beside a house to shrink the clay under the footing, and the footing settles into the gap. The ISA review cites British data showing foundation failures on shrinkable clay at ten times the rate of other soils, with most tree-related damage occurring when the tree stood 16 to 23 feet from the wall — and up to 36 feet for poplar.
So the cracks in the basement wall usually are not roots. They are the clay moving because of what the roots drank. That is a distinction that matters for the fix, because removing the tree is only part of it.
The Sewer Lateral Is Where Roots Win
The pipe from your house to the sewer main is called the lateral, and in Livonia and most Metro Detroit cities it is yours. The City of Livonia's own guidance says that if the main is clear, correcting a blockage in the private line is the property owner's responsibility, and the city lists tree roots among the common causes.
Two materials dominate the laterals under 1950s and 60s houses. Vitrified clay tile, laid in short sections with mortar joints and no rubber gaskets, and Orangeburg, a pipe made of wood fiber pressed with coal tar that was sold as a fifty-year product and starts deforming at about thirty. Ann Arbor plumbers document local Orangeburg installations from 1947 to 1964. Both leak at the joints as they age. The ISA review found that clay and concrete pipe without gaskets resists root intrusion least, and that smaller-diameter residential pipe sees the most intrusions.
Roots do not hunt for pipe. The finest feeder roots follow the moisture and nutrients escaping from a leaking joint, grow in, and thicken. Once inside, the root mass catches everything that comes down the line. The warning signs are slow drains at several fixtures at once, a toilet that gurgles when the tub drains, clogs that come back after being cleared, and sometimes a suspiciously green stripe of lawn over the line. Backups in a basement floor drain are the late stage.
The species that show up in sewer lines most are the fast-growing water lovers: poplar and cottonwood, willow, and silver maple. The ISA review's recommendation is to keep new trees 20 feet or more from an existing sewer line.
Fixing the Pipe, Not Just the Tree
Taking the tree out stops new growth but does not remove what is already in the pipe, and it does nothing about the joint that let it in. Removing a tree to solve a sewer problem without fixing the pipe usually means the next tree, or the neighbor's, does the same thing.
National cost figures for 2025 and 2026 put a camera inspection at roughly $125 to $500, cable rootering at $200 to $500, and hydro-jetting at about $600 to $1,400, with root removal as an add-on. Those are maintenance fixes and roots come back. The permanent fixes are trenchless: cured-in-place lining at about $90 to $250 per foot, or pipe bursting at $60 to $200 per foot, with a full residential replacement typically landing between $2,000 and $10,000. That is a plumber's job. Ours is the tree, and the honest sequence is camera first, then decide whether the tree is the problem or just a participant.
Sidewalks, Driveways, and the Bill
Shallow roots thicken, and a slab sitting on a thin base of soil rides up on them. This is the most visible root damage and the one with the clearest cost, because in Livonia the city's annual sidewalk program bills the adjacent property owner by special assessment for replaced squares. Recent program years have averaged around a thousand dollars per assessed lot, and the city has added a grinding program specifically to shave down trip hazards caused by roots from the big boulevard trees.
Other cities split it differently. Troy charges the homeowner when the heaving comes from a tree on the homeowner's property and pays when it comes from a right-of-way tree. Royal Oak spreads sidewalk assessments over six years. Whatever the rule where you live, the pattern is the same: a large tree within four or five feet of a sidewalk or driveway will eventually lift it, and the Morton Arboretum recommends at least four feet of separation for that reason.

Cutting Roots Can Drop the Tree
A mature tree typically has four to seven major structural roots, and the Morton Arboretum notes that cutting just one of them within a few feet of the trunk can remove up to a quarter of the root system. The University of Florida's root-pruning guidelines, which the industry relies on, set the minimum at three times the trunk diameter from the trunk, and preferably five. On a 24-inch-diameter maple that is six to ten feet — and the guidelines add that root pruning is more damaging to old, large trees and that a leaning or unhealthy tree should not be root-pruned at all.
Roots on the side of a tree are also what hold it up against wind from the opposite direction. Sever the roots on the house side to fix a sidewalk and you have loosened the anchor that keeps the tree from falling on the house. We see the result after storms.
Root barriers, installed vertically after roots are cut, work in specific conditions. The ISA review found an 18-inch-deep barrier reduced roots under pavement while a 12-inch one did not, and that roots go over, under, or through any barrier that is not installed and maintained properly. They are a tool, not a guarantee.
Plant the Right Tree the Right Distance Away
The cheapest fix is choosing well in the first place. The Arbor Day Foundation's spacing guidance: small trees that top out under 25 feet go 8 to 10 feet from the house; medium trees to 40 feet go 15 feet out; large shade trees go 20 feet or more, and Purdue suggests up to 40 feet for the biggest species. Keep any tree at least 10 feet from a sewer line and 5 feet from other buried utilities, and call MISS DIG before you dig.
The trees that cause the most trouble near houses in our area are silver maple, Norway maple, willow, poplar and cottonwood — fast growers with aggressive shallow roots. Norway maple has the added habit of girdling roots that strangle its own trunk. For close quarters, look at serviceberry, redbud, hornbeam, Japanese tree lilac or a crabapple. Should the Tree Come Out?
Sometimes yes. A silver maple eight feet from the foundation on clay soil, with a lateral that has been rootered twice, is a tree with a short future either way. A big cottonwood over the driveway that has heaved it three times is not going to stop.
But take the tree out for the right reason, and know one more thing about clay: when a large, thirsty tree is removed, the soil it was drying out slowly takes water back and swells. On shrinkable clay this can cause slow heave over several years — the reverse of the settlement. It is well documented in Britain's clay-soil housing and is a real, if modest, consideration here. If the tree is close to the house and the house already has foundation movement, get a foundation contractor's opinion alongside ours before deciding.
What we can do: assess the tree, tell you honestly whether it is the cause, remove it and grind the stump cleanly if it is, and recommend what to plant instead. What we will not do is cut roots that will make a stable tree unstable.
