Where the Cottages Became Houses
Hamburg Township is the most populated municipality in Livingston County, and it got that way by converting. Before 1900 the only occupants of Zukey Lake were two private hunting and fishing clubs. Two railroads brought summer people out from Detroit and Ann Arbor by the trainload. Then, in the township's own words, the shift from seasonal recreation to permanent residential living happened largely after World War II. Today about 75 percent of the housing has gone up since 1970 — but the lakefront lots underneath a lot of it are still the old cottage plats, narrow and tight, with trees that have had eighty years to get big.

Two Very Different Jobs in One Township
On the chain of lakes you've got narrow legacy lots — the waterfront zoning even gives lots under 60 feet wide a reduced five-foot side yard — where rigging and access are the whole problem. Inland you've got post-1970 subdivisions on wooded acreage with room to work but bigger timber. We bring the right setup for which one you are.
Oaks From the Rec Area to the River
Brighton Recreation Area's 4,345 acres of oak woods run through the north end of Hamburg Township, and the same oaks line the lake lots and the Huron. Oak wilt reaches them on sap beetles that find fresh cuts between April 15 and July 15. We keep Hamburg oak pruning in the dormant season, and inside the Natural River strip we remove only the dead ones.
Careful Ground Along the Trail
The Mike Levine Lakelands Trail runs five or six miles through Hamburg on the old Grand Trunk rail bed, and the township notes the corridor supports Blanding's turtles, spotted turtles, and Eastern massasauga rattlesnakes. We work sensitive ground like that with a light footprint.
Storms Down the US-23 Corridor
The February 2023 ice storm knocked out more than 17,000 DTE customers in Livingston County alone, with downed limbs hiding energized lines. In September 2026, around 90,000 were out in pockets along the I-96 and US-23 corridors. We answer storm calls around the clock.

Hamburg Township Tree Rules Worth Knowing
Hamburg has no general tree removal permit — but it does administer its own Natural River zoning on the Huron, and that changes everything near the water.
No General Tree Removal Permit
Hamburg's zoning ordinance has no tree preservation or tree removal permit section, and tree removal doesn't appear anywhere in the township's land use permit packet. For an ordinary lot away from the river, wetlands, and setbacks, we haven't found a township permit requirement — we still confirm with the Ordinance Coordinator at (810) 222-1124 before we start.
Within 100 Feet of the Huron River, Different Rules
Hamburg is one of only three local governments that administer their own Natural Rivers zoning on the Huron — so the township, not the DNR, issues these. A natural vegetation strip has to be maintained 100 feet back from the river's edge, and cutting inside it needs a detailed plan reviewed by the township's environmental consultant with final approval from the Zoning Administrator.
What You Can Still Do in That Strip
Selective pruning is allowed for a filtered river view from the house, and for a private access path no more than ten feet wide — and dead or diseased trees may be removed. All work has to keep a live root system intact for streambank stabilization, and no pesticides, herbicides, or fertilizers go in the strip.
Fifty Feet From Wetlands and Watercourses
The township's natural features setback runs 50 feet from any regulated wetland, watercourse, or stormwater outlet, and within it there's to be no removal of soils, minerals, or vegetation unless a review body finds it in the public interest. Anyone applying for a land use permit also has to get a preliminary wetland determination first.
Digging Near the Water Is a County Matter
Livingston County requires a soil erosion permit for earth disturbance within 500 feet of a lake, stream, pond, swamp, wetland, or county drain — and projects over 225 square feet may need a waiver even outside that. Stump grinding and equipment access on a lakefront lot can land inside it. We check with the Drain Commissioner rather than find out afterward.
The Road Right-of-Way Is Wider Than You Think
Livingston County road right-of-way is normally 66 feet — 33 feet each way from the centerline. A tree you're sure is yours may be standing in it. We check before we cut and coordinate with the Road Commission when we have to.
